3) Execute Alleyway and Up-Ramp Repair


Once the escrow account is funded, a portion of the funds will be released to Lucky Trucking and Construction, LLC. to order gravel and other materials. Scope

The scope of this project will include and be limited to:

  • Preparation - The removal of any broken concrete or asphalt and widening the alleyway behind 632 Kennesaw Ave.

  • Repair - Digging to create proper drainage where applicable and the repair of the potholes and cracks in the up-ramp

  • Replacement - The addition of 57 gravel along the alleyway

Up-Ramp Repair Instead of Replacement. - Based on recent conversations with the owner of 619 and 625 Boulevard, potential upcoming development of those properties may enable the cost of a new up-ramp (in-whole or in-part) to be rolled into his overall development cost. Therefore, we’ve decided to implement up-ramp repairs instead of full replacement at this time.


Cost Breakdown

NOTE: (1) Repair of the up-ramp will be limited to patching of major holes and cracks. (2) Includes the purchase and delivery of eight [8] truck loads of 57 gravel. (3) Grading/Smoothing cost will include all manpower and equipment. (4) Escrow account will require a final list of neighbors contributing to be sent to the escrow company in advance.

The focus of this project will be the Up-Ramp starting on North Ave. and continuing behind 616, 620 and 624 Kennesaw Ave. as well as the Alleyway continuing behind 628 to 676 Kennesaw Ave. Over the past few months we’ve been able to compile the following scope, cost and timing as well as a process to complete the required maintenance.

During RFP (Request For Proposal) we found many companies viewed the project to be too small. As a part of our research we contacted Dave Odum - the developer responsible for the Views At O4W and the new Townhome apartments a 663 Boulevard. Mr. Odum recommended Lucky Trucking & Construction, LLC. - the contractor he used on the above-mentioned projects. Lucky…LLC. presented an estimate which provides value for the price.

Payment Processing - Origin Title & Escrow, Inc. will provide an escrow account to enable us to collect contributions and subsequently pay the contractor upon successful project completion.

Authorization of Payment - Successful completion will include the review of the up-ramp and alleyway by five (5) Neighbors.

NOTE: Payments can be made to the escrow account by check or credit card. (Using a Credit Card will require an additional 3% processing fee)


Total Estimated Cost: $10,400

Thirteen (13) neighbors using the up-ramp and alleyway have been engaged and are willing to contribute financially. These include properties owners on both the west side of Kennesaw Ave. and the east side of Boulevard. This would result in approximate contribution $800 if 13 neighbors contribute. We’re requesting the higher contribution amount and will refund necessary.

Timing

The Alleyway rehabilitation project will be completed in Q1 2020 (Excluding holidays). The work on the up-ramp and alleyway should be completed within 1 - 2 days. Neighbors will be updated before, during and after via Email, Text Message and/or the Kennesaw Ave. Neighbors Facebook Page.
